That is the trade-off, and it is worth knowing before you book. Gustavia is a harbour, not a beach district, a swim means getting in the car. What you get in exchange is the part of the island where things happen, and ground level enough to walk on.
What I can confirm about the house

I am not going to tell you how the beds divide between the rooms, because I do not have that in writing and a guess helps nobody, ask me and I will confirm it before you commit. Getting around
You will want a car. The town itself is flat and easy on foot, but the island is not. The airport transfer covers your arrival, so you are not stuck on day one. Beyond that, moving around the island is a matter of driving, and ten people rarely fit into one vehicle. I would settle that question before you land rather than after.
Who it suits, and who it doesn't
Before the dates and everything after them, there is one question to settle with yourself: what do you want the week to feel like? If the honest answer is to withdraw, a group after privacy, content to keep to itself, then this is the wrong address, and I would rather say so outright than let you feel it once you are here. There are quieter corners of the island that answer that far better.

It depends what you came for. Gustavia is the capital and the port: shops, quays, movement, and more of all three in season. If you want quiet and isolation, another part of the island suits you better. If you want to be where the activity is, this is that place. It is not a beach district.
