Panoramic - 5-bedroom villa in Lurin, St Barth

Panoramic is a five-bedroom villa in Lurin, sleeping ten. I live here year-round, so this page sticks to what I can confirm about the house and about the area. Lurin is high ground on the south side of the island, residential and quiet, with no beach within walking distance. The pool is private and heated. Anything I have not listed here, I check before I answer.

Ask about this villa

I am on St Barth. Want to be sure before you book? Ask me and I will send you fresh photos or a short video of this villa on WhatsApp, or go and see it in person for you. Nothing staged, nothing hidden.

Lurin, without the sales pitch

Lurin is a residential area in the hills above Gouverneur, on the south side of the island. There is no beach you can walk to. That is the trade-off, and it is the first thing I tell people. Gouverneur beach is below, and you get down there by car on a steep road. There are no shops or restaurants in Lurin itself, so plan a grocery run. What Lurin gives you instead is quiet: little traffic, few passers-by, neighbours who live here.

What the house actually has

Five bedrooms, ten sleeping places. I will not guess how the beds are arranged - ask me and I check rather than invent it. Confirmed equipment: a full kitchen with oven and hob, a microwave, an outdoor barbecue, air conditioning, television, wifi and high-speed internet. The pool is private and heated. A travel cot and an ironing board are on site if you are travelling with a baby.

Getting there and getting around

An airport shuttle is included, so your arrival is handled. After that, rent a car. In Lurin nothing is walkable: groceries, the port and every beach mean driving. Book the car before you arrive, especially in high season. Deliveries and taxis do come up here, but you arrange them in advance rather than count on them. I answer questions directly rather than through a form.

Who it's really for

The honest way to see this one is as a trade. You give up walking out to the sand in the morning and strolling to dinner at night, and in return you get height, open views, real privacy and a quiet that stays put after dark. Whether that is a good bargain depends entirely on what you came for.

It suits people happy to make the house their base, cook in, swim, settle in for the evening, and who treat a few days here as time away from the crowd rather than in the middle of it. If what you picture instead is stepping straight onto a beach or wandering to a restaurant on foot, you will feel the distance every day, and you would be happier somewhere closer to the water. I would rather say that now than have you find it out on arrival.

What the villa has

Common questions

Can we walk to a beach from the villa?

No. Lurin is a hillside residential area with no beach access on foot. Gouverneur is the closest, down a steep road by car, and it has no shops, no bar and no beach service. If walking to the sand every morning is what you want, Lurin is the wrong neighbourhood and I will say so before you book.

How are the ten sleeping places split across the five bedrooms?

I do not publish a bed layout, because I would be guessing and you would plan a family trip around it. Ask me with your group's make-up and I check the exact configuration before you commit. The same goes for anything else not stated on this page: I confirm it rather than fill the gap.

Do we need to rent a car?

Yes. The airport shuttle covers your arrival, but after that everything - groceries, the port, any beach - is a drive. Book the car before you come, especially in high season. Some deliveries and taxis will come to Lurin, but you have to arrange them in advance.

Rates and availability

Rates depend on the season and the length of stay, so I quote them case by case rather than publishing a figure that would be wrong half the year. Tell me your dates and who is travelling, and I come back with the real number and what is still open.
