Flamands sits on the northwest coast, framed by green hills and one of the longest white-sand beaches in St. Barth. The bay is wide and softly curved, the water tends to stay calm, and the air is noticeably cooler in the afternoon thanks to the trade winds rolling in. People who come to St. Barth for the beach almost always end up wanting to be in Flamands or wishing they were.
The neighborhood has very little of the buzz you find in St. Jean or Gustavia. Just sand, water, and a string of villas tucked into the hillside or sitting just behind the beach. Cheval Blanc, one of the best hotels in the Caribbean, is here, which says something about the area. The villas in and around it tend to be in the same class.
What the Villas Look Like
The properties in Flamands fall into two camps. The first sits directly above or behind the beach, often with a path or staircase down to the sand. These are the villas guests come back for year after year. They tend to have generous outdoor areas, infinity pools facing west toward the sunset, and large terraces designed around the view.
The second camp climbs the hillside above the bay. These properties trade beach proximity for elevation and panoramic views of the water below. Sunsets from up here are some of the most reliable on the island. The drive down to the sand takes three to five minutes.
When Flamands Works Best
Families with kids tend to love it. The water is calm enough for younger children to swim and play in without worry, and the sand is soft and clean. Couples who want the beach as the centerpiece of their stay also do well here. The pace is slow. You wake up, walk down to the water, swim, head back for lunch on the terrace, repeat.
Where Flamands is less ideal: if your priority is dining out every night and walking to dinner. You will need a car for restaurants. Gustavia is about ten minutes away by road, with the main concentration of restaurants. From Flamands, dinner means a short drive each way, which is fine but worth knowing. Booking and Availability
The beachfront properties in Flamands are some of the most sought-after on the island. For Christmas and New Year's, the top homes are usually confirmed twelve months ahead. For peak season generally (mid-December through April), six months is a comfortable lead time. Shoulder season and summer offer better availability and significantly lower rates on the same villas.
