The three houses
MANOIR VOLTAIRE, MYTHIQUE ESTATE and CAPTIVA. That is the whole selection, so the choice is quick. Marigot is not an address where you compare fifteen options and shortlist four. You look at three, and either one of them fits your dates and your group, or the neighbourhood does not work for you this time. With a selection this size, a single booking removes a third of what is available, so dates decide more than preferences do. They are large houses, running from five to thirteen bedrooms, which tells you who they are built for: a family taking the whole place, two or three families travelling together, a group that wants everyone under one roof. If you are two people, this is not the address to look at first. The party that gets the most out of these houses is the one planning to spend real time in them rather than using them as somewhere to sleep.
What these houses ask of you
You drive. For groceries, for dinner, for the airport, for any beach other than the small cove here. Nothing from these three villas is a walk, and if someone in your group would rather not drive at night, settle that before you book. The cove below is sheltered and small. Calm water, which some people want and others find limiting, and it is not the wide open beach some visitors picture when they book St Barth. There are no shops on foot. Evenings are quiet in the literal sense: little traffic, little noise, few people going past. That is the trade you make for houses of this size on this side of the island. If you want movement outside the door, St-Jean or Gustavia answer that better.
Common questions
Marigot or St-Jean?
St-Jean is central. Shops and the bay are close, and the runway borders it, so you hear aircraft during the day. Marigot is the opposite: residential, little passing traffic, and you drive to everything. Choose St-Jean if you want to walk out of the villa and find things open. Choose Marigot if you want the house to be the point of the trip.
Marigot or Lorient?
Lorient is a real village with a school, a shop and a church, and its beach is edged by a reef, so the water is calm at one end and picks up surf at the other when the swell comes in. It is quieter than St-Jean but still has daily life around it. Marigot has less of everything: fewer houses, no village centre, less passage. It is the quieter of the two.
How many cars do we need?
More than one, and think about it before you arrive. Everything from a Marigot villa is a drive, and these are houses that sleep a lot of people, so a single car means the group moves as a block or waits on each other. Two or more is usually the honest answer. Roads on this side are narrow and steep in places, so if only one person in the group is comfortable driving, that shapes the whole stay.
