They range from six to fourteen bedrooms, so read each listing for its own count and layout. What they share is the setting: a bay where the reef flattens the water. That matters if you travel with young children, with people who swim without much confidence, or if you want to sail, kite or paddle from where you sleep. It also suits groups who plan to spend most days at the house rather than moving around the island.
What you accept by choosing this address
Grand-Cul-de-Sac is at one end of the island, and you will drive for most things: the port, the airport, dinner, groceries. A large group will need more than one car. The lagoon is shallow, which is the point, but it is not where you go for a long swim in deep water or for ocean surf. Wind is common on this coast. It is what makes the bay work for gliding sports, and it also means breezy terraces. Not every house here stands at water level; the listing tells you where each one sits and how the water is reached. Check that before you commit.

Grand-Cul-de-Sac or St-Jean?
St-Jean is the centre of the island: shops close by, a busy beach, the runway right there. Grand-Cul-de-Sac is quieter and you drive for everything. Choose St-Jean if you want to leave the car parked most of the week. Choose Grand-Cul-de-Sac if you want flat water and calm at the house.
Is the lagoon here good for swimming, or should we look elsewhere?
For children and for easy swimming, yes. The reef keeps the water shallow and flat, so there is no swell to deal with. If you want depth, or waves, look at the ocean side instead: Flamands and Saline face the open sea, with real swell and no protection.
We want to walk to a beach. Does this neighbourhood work?
More than Lurin or Pointe Milou, which have no beach at all. Whether you walk down from your own house depends on where it stands, since not all of them are at water level. If walking to the water is the deciding factor, confirm it on the individual listing before you choose the address.
